FIVE RULES WITH Guidelines FOR USING THE PROPERTY
RULE 1: LEAVE THE CABIN AND PROPERTY BETTER THAN YOU FOUND IT!
Guidelines:
- Police the yard, removing litter, bottles, cans, etc.
- Clean the cabin by sweeping floors, including under beds and porch. Empty garbage cans, removing trash.
- Shake rugs and mop floors.
- Windex windows, wipe counters and table tops.
- Clean refrigerator.
- Empty ashes from stove and fireplace to outside fire pit.
RULE 2: MAKE SURE FIRE PIT IS COLD, NO HOT ASHES LEFT BEHIND!
Guidelines:
- Drown the pit with water
- Stack wood.
- Remove non-burnable items from cold pit, i.e., cans, bottles, melted plastic, etc.
RULE 3: BUSS THE OUTHOUSE!
Guidelines:
- Remove garbage.
- Rinse out urinal.
- Clean excess poop off sides of poop chute.
- Sweep.
- Throw out low/empty containers of hand cleaner, bug spray, etc.
- Replace toilet paper.
RULE 4: IF YOU USE IT, REPLACE IT!
Guidelines:
- Firewood, Toilet Paper, Generator Gas, Propane Bottles, Paper Towels, etc.
RULE 5: CLOSE AND LOCK UP!
Guidelines:
- Close and lock shutters.
- Close and lock doors.
- Turn off propane
- Close and lock outhouse door (deadbolt and door lock).
- Turn off gas to generator letting it stop for lack of gas, and store in Shed. Close and Lock Shed.
- Double check that all is locked and tight.
- Close and lock gate.
- Report any problems to owner, management committee, scheduler, or treasurer.

ASSESSMENTS, PROJECTS, AND SCHEDULING:
ASSESSMENTS:
- Owners will be assessed annually their pro-rata share of the property taxes, plus $100 to the maintenance fund.
- Users, defined as non-owners who are heads of the house, or single users of any household 21or older, will be assessed $100 at the end of each year for the maintenance fund.
- A user who does not use the property will not be required to pay the $100 for the year of non-use.
- The Treasurer will send an invoice to Owners and Users each year, collect the funds, and disburse check to cover approved expenses for property taxes, insurance and projects.
PROJECTS:
- Maintenance and building projects requiring manpower and LLC money require the approval of the Management Committee prior to commencing project.
- Contributed projects, where no manpower or funds are needed, require approval of Management Committee prior to commencing project. For example, if an owner desired to drill a new water well and donate the cost to the LLC, that project needs the approval of the Management Committee before commencing.
- Owners and users are encouraged to make project recommendations and suggestions for improvements to the 40 Pines experience.
- An annual maintenance period, i.e., a week, weekend, day, will be scheduled by the Management Committee with a request for owner and user manpower. This will be a time for painting, cleaning, wiring, trimming, logging, splitting, etc.

- Any use of the property must first be scheduled with the Scheduler, Sydnie Christensen at 801-703-0439 or 801-633-5751 or sydnscott@hotmail.com.
- Use of property is on a first come, first serve basis.
- Scheduler will post use schedule on the website calendar at www.40pines.com.
- Use of property without scheduling or failure to follow the Five Rules are grounds to lose use of property privileges for one year.
